Hudson Place is a community driven innovative project that will enhance the flourishing neighbourhood of Baringa. Innovation, inclusion and integration is the philosophy of Hudson Place. There will be a mixture of homes for private sale, homes for rent and homes with subsidised rental models for low income earners and key workers. An on-site manager will be present to support residents and coordinate maintenance and upkeep. Future Baringa Hudson Place residents will have opportunities to make their home across a range of new apartments and town homes. Is Hudson Place Housing Commission / Public Housing?
No, Hudson Place is not being developed by the State Government and therefore will not comprise of Housing Commission or Public Housing. Hudson Place will be an independently developed and managed housing project. Coast2BayHousing Group will own and manage 2/3rds of the dwellings. The tenants of these homes will be selected and managed just like a regular rental tenant. The balance 1/3rd of homes will be sold to the open market.
In addition there will be a full-time, live-in caretaker to ensure Hudson Place is maintained and operated to the highest standards, similar to most traditional projects of this scale.
Will the building be as high as 4 storeys? Why?
The development is a mix of 2–3 storey town homes and a 3–4 storey apartment building. Whilst detailed design has yet to be undertaken, at its highest point (corner of Baringa Dr & Lukin Tce) the apartment building is anticipated to be between 13m to 15m high. For comparison reference the raised roof section of Baringa State School and the corner of the Retail Centre is 12m above the footpath level. The Hudson Place development then tapers down from the corner to 2 storeys at the residential interface.
The project will be designed by Arkhefield, a leading Queensland architectural company to ensure high-quality design and lifestyle outcomes. The design has been undertaken in consideration of the Baringa place-making strategy which seeks to create an urban feel within the centre of Baringa, including the incorporation of building elevation and increased residential densities.
Will this development create parking and traffic issues?
The site has always been approved for medium density development up to 85 homes. Accordingly the planning and road design has been considerate of this demand. Parking for all homes will be provided for onsite, either within private garages or within a communal undercroft area. There will also be allocated visitor parking.
The development has been located adjacent to schools, childcare and shopping facilities to minimise the car usage of residents.
How long has medium density development be designated for this site?
The site has always been approved for medium density development. Further, the development approval allows for a range of residential and commercial uses to be established on site. This is noted on the Masterplan with the site being labelled as Mixed Use. The project and the developer have only recently been confirmed.
